I held the phone a few inches away from my ear as Jason continued his frantic rant, his voice shaking with pure desperation.

“The real estate agent just called me!” he yelled. “The property title isn’t even in your personal name! What did you do with the house, Mom?!”

I took a slow breath, sitting comfortably on the edge of the bed in my small, sunlit room at the senior residence.

“I didn’t do anything reckless, Jason,” I said calmly. “I simply honored an agreement I made over twenty years ago.”

What Jason had never bothered to ask was how I managed to afford his expensive private university tuition, his study abroad programs, and his first luxury car on a single mother’s wage.

Two decades prior, when life was at its absolute hardest, I took out a specialized private equity loan against the property to fund his entire future, placing the title into a protected family trust.

Under the strict terms of that trust, the moment I ceased residing in the house as my primary residence, the property automatically transferred to a charitable housing foundation for low-income single mothers.
